Fire Safety

Fire Safety Legislation is aimed to ensure the safety of people during a fire emergency.

In July 2008, Queensland introduced the Building Fire Safety Regulation 2008 and the adoption, under MP 6.1 of the Queensland Development Code, of AS 1851-2005 (Maintenance of Fire Protection Systems and Equipment) as the standard to which Fire Safety Installations (‘FSIs’) must be maintained.

Phillips Safety Service will work with you to ensure that your building has adequate and properly maintained Fire Safety Installations. They also share their knowledge by providing recommendations to improve your current installations and educate with comprehensive fire training so that in the case of an emergency evacuation protocols are in place.

The owner, occupier and/or manager of all buildings throughout Queensland has a legal obligation to ensure the safety of all occupants in the building should an emergency occur.

In the case of a Body Corporate, it has responsibility for the common areas and therefore must ensure that the following occurs:

  • – All Fire Safety Installations required to be installed in the Common Property areas are installed and properly maintained
  • – Documentation in the form of an “Occupier’s Statement” must be submitted to the QFES every 12 months to confirm that all the Fire Safety Installations have been properly maintained
  • – A Fire & Emergency Plan has been developed and is maintained to ensure that it is current
  • – All identified evacuation routes are safe and kept free from hazards
  • – Training is provided to the evacuation coordinator, their designated assistants as outlined in the Fire & Emergency plan and all other occupants of the building
  • – If the Building is classified as high occupancy then a Fire Safety Advisor must be appointed

The Fire and Rescue Services Act 1990 outlines the penalties that can be applied for non-compliance. These are up to $7,500 for each instance of basic non-compliance and up to $150,000 or three years imprisonment if the non-compliance results in multiple loss of life.

  • – Supply of a detailed report with all recommendations in accordance with theĀ  Building Fire Safety Regulations
  • – All training documentation required by the Building Fire Safety Regulations
  • – Completed Occupier Statement with Fire Safety Reports
  • – Provide telephone support for the term of engagement
  • – Provide onsite support if required
